Pickering Driveway Paving Starts With Your Frontage

From Amberlea and Liverpool to Rougemount, Village East and Seaton, The Setting Stone Company does driveway paving in Pickering, in interlock, asphalt or concrete, with widening, replacement and repairs.

A single measurement decides most of what you can do. Under Zoning By-law 8149/24, a lot with less than 11.0 m of frontage can have a driveway of 3.0 m at the lot line. At 11.0 m or more, the maximum is 6.0 m. One driveway access is allowed per lot, and Seaton zones follow their own table. So we measure your frontage before anything else.

No holes, ruts or ponding

What Pickering's By-law Expects From the Surface

Property Standards By-law 7887/21 says hard surfaced driveways must be evenly graded and kept free of holes, ruts and ponding. The City also reports more frequent and extreme rainfall, and says hard surfaces send rain toward creeks and storm sewers. Our answer is a proper dig, geotextile fabric, a compacted granular base and a surface graded to shed water away from your foundation. Unilock says not to put plastic under pavers, because it entraps water.

Boulevards, curbs and Regional roads

Can You Widen a Driveway Apron in Pickering?

Ask before you plan on it. A permit is required to cut the curb to widen a driveway apron or boulevard, and a culvert extension may also be required. A preliminary sketch comes first, showing the lot frontage, existing and proposed widths and right-of-way features. City Infrastructure, at cityinfra@pickering.ca, can tell you if your street qualifies, since the City says it does not permit widening the lowered part of the curb in new subdivisions. On Kingston Road or Bayly Street, which are Regional roads, Durham Region handles the entrance.

See the City’s driveway widening page and confirm before work starts. We can help with the process at the quote stage.

No stone pillars on the boulevard

The City's summary of By-law 6831/08 bars pillars, fences, light fixtures and signage there, so entry features stay on your lot.

Landscaped open space still counts

Table 5.3 requires 30% under 11.0 m of frontage and 45% at 11.0 m or more, in each yard used for a driveway or parking.

Seaton's own table for attached garages off the street

Driveway width is 3.0 m under 9.0 m of frontage, 4.6 m under 11.0 m and 6.0 m under 18.0 m.

Building it wrong can cost double

A minor variance to recognize work already built costs double the regular fee, so we check the rules first.

Pickering Driveway Questions, Answered

Pickering's Zoning By-law 8149/24 allows 3.0 m at the lot line on a lot with less than 11.0 m of frontage, and 6.0 m at 11.0 m or more. Seaton zones follow Section 14 instead, and the Brock Mixed Node and Kingston Road Corridor stay under older by-laws. Site-specific exceptions can change the numbers, so we check yours.

Up to six vehicles may park on a driveway, and one of those may be a trailer. Only a driveway can be used for parking in a front or exterior yard, and vehicles there must be on a hard surface that stops water pooling, such as asphalt, concrete, interlocking stone or gravel.

They are worth a look. The City says hard surfaces like driveways stop rain from soaking in, so it runs off toward creeks and storm sewers, and its August 2020 infill guidelines ask for consideration of permeable pavers in established Pickering neighbourhoods. That is guidance, not zoning. We can talk through what suits your lot at the quote.

Interlock pavers don't need it. Permacon, a paver maker, calls sealer a matter of personal preference, and Unilock says that if you do seal, plan to reseal every 3 to 5 years. Pickering's Property Standards By-law 7887/21 asks for a driveway free of holes, ruts and ponding, so we put the effort into the base. If you wash pavers, Permacon advises against a pressure washer unless you are a qualified professional.

Our part depends on size, material, base work and what has to come out first. City fees for a permit, curb cut or culvert are separate, and the City's 2026 fee list sets them out. We won't guess over the phone. We visit for free and send a clear, itemized quote.
