A Flagstone Patio for a New or Established Courtice Yard

Courtice is still being built, and The Setting Stone Company can lay a flagstone patio or walkway for the old and the new: the built streets of Bayview, new lots as Southeast Courtice grows and the deeper properties along Highway 2.

Bayview’s plan area is split about evenly between built and unbuilt land, and Southeast Courtice is a major expansion planned for about 5,000 units. A new yard can come with builder grading and little else, so a patio here may start from bare sod. We check how water crosses the lot first, because stone can’t fix a low spot once it is set.

Mind the water

Why Small Creeks Matter to Your Backyard Stone

Robinson Creek and Tooley Creek are two of the smallest watersheds in Clarington, and the municipality calls them vulnerable to land use change. Every patio adds a hard surface, so we think about where its runoff ends up. Each job gets proper excavation, geotextile fabric and a compacted granular base, then grading that moves water away from the foundation and onto ground that can take it. Polymeric sand or mortar finishes the joints.

Bayview, Highway 2, Southeast Courtice

What Changes Between Bayview and Highway 2?

Bayview’s built streets are primarily single detached houses, and the Robinson Creek valley largely defines the neighbourhood’s eastern edge. Along Courtice Main Street, properties east of Farewell Creek have deeper lots, with more room for paths and garden stone. Southeast Courtice takes in the headwaters and tributaries of Tooley Creek and Robinson Creek, which its plan treats as sensitive water features.

Near a creek, placing fill or changing grades may need a conservation permit, and Clarington’s site alteration permit can apply too. Farewell Creek and Black Creek fall under Central Lake Ontario Conservation, whose first step is to ask its staff. These rules get updated, so check what applies now, and raise it at the quote so we can help.

Built and unbuilt land side by side

Bayview is split about evenly, so a brand new lot can sit near an established one with very different grading.

Deeper lots east of Farewell Creek

More room behind the house means longer paths and bigger patios, and a longer route for water to travel.

A local stone house dated 1872

Trull House on Baseline Road carries an 1872 date stone, with stone laid in an Aberdeen bond. Natural stone has a local history.

A crew based here in Clarington

Tim's own crew works out of Bowmanville, with no subcontracted labour and a final walkthrough once the stone is down.

01

Free walk of the property

Flagstone in Courtice: What People Ask First

Start by asking your builder whether a new lot in Bayview or Southeast Courtice has had its grading certified. Clarington may hold building permits for decks and pool enclosures until the developer's engineer certifies it, and that grading decides where a patio's water goes. The Natural Stone Institute's paving method starts by digging out unsuitable soil, so we dig past loose material and compact a granular base on firm ground.

They can. Clarington's Robinson and Tooley Creek study works on flooding and stream bank erosion in two of its smallest watersheds. If your yard backs onto a creek valley, show us at the quote. Where a slope needs holding back, we also build retaining walls here, and we work out both together.

No. Flagstone works on a new house when the colour picks up something already on it, such as brick, stone trim or the roof. Stone also has deep roots here: Trull House on Baseline Road is a stone Gothic Revival house with a date stone reading J.T. 1872, and we talk through colour and layout on site.

On a long, deep lot along Highway 2, flagstone works well for a winding garden path, where its irregular shapes look natural. Interlock pavers suit wide, straight areas such as a large patio off the back door. Some yards use both, and we can price each one on the same itemized quote.

Size, stone, ground conditions and how easily we can reach the backyard set the price, and a new lot in Southeast Courtice won't price the same as a built street in Bayview. A number over the phone would only be a guess, so we visit for free, then send an itemized quote.
