A Flagstone Patio for Your Part of Ajax

From Lake Vista and Southwood to Duffins Bay and the newer subdivisions of Lakeside, The Setting Stone Company builds a flagstone patio, walkway or set of steps for homeowners in Ajax.

The year your subdivision went up tells us a lot. Lake Vista was built from 1955 as solid brick detached and semi-detached homes. Clover Ridge followed from 1968, and Duffins Bay from 1973. An old patio behind one of those homes has had decades to sink. So we dig up what is there, see what the ground has been doing, and build a new base under natural stone that suits the house.

Clay plain or sandy band

What Is Under Your Yard Changes the Build

The Toronto and Region Conservation Authority (TRCA) describes the Lake Iroquois plain in the Duffins Creek watershed as mainly clay, sloping gently to Lake Ontario, with a band of sandy soils along the old shoreline. That is regional, so we confirm it in your yard. Coldspring, a natural stone company, says water that cannot drain moves the sand and makes the stone rock. So the dig comes first: excavation, geotextile fabric and a compacted granular base, then grading that sends water away from the foundation and polymeric sand or mortar in the joints.

TRCA, Carruthers and Duffins Creek

Can a Flagstone Patio in Ajax Go in TRCA's Regulated Area?

Possibly, but the permit comes first. Ajax spans the Carruthers, Duffins and Lynde Creek watersheds. TRCA says landscaping can count as development under Ontario Regulation 41/24, so inside its Regulated Area you need a permit unless an exception applies. Your application has to show existing and proposed surfaces, including patios, and the cubic metres of fill you are adding. Owners can check a property with TRCA’s online Regulated Area Search.

Part of town drains to Lynde Creek instead, which falls under Central Lake Ontario Conservation Authority (CLOCA). Confirm what applies with the authority and the Town before work starts. We help you work through it when we come to quote.

A flood cluster in Pickering Beach

TRCA names one Flood Vulnerable Cluster in the Carruthers Creek watershed, and it is here, so a patio needs extra thought about water.

Heritage homes in Pickering Village

Minor work that follows the guidelines and was talked through with the Town first can be approved in one to two business days, so ask early.

The Special Policy Area near Notion Road

In this flood plain area, site grading and placing fill count as development. We check before planning a patio here.

Waterfront homes in Lakeside

Homes on Ontoro Boulevard face the lake in TRCA's Pickering/Ajax waterfront sector, so check its Regulated Area Search before planning a flagstone patio.

Flagstone questions in Ajax

Before You Order Stone in Ajax

The cost depends on the stone, the size of the patio and how much digging the yard needs. Unilock says clay usually needs deeper digging than sand, and TRCA describes much of the plain here as clay. We would rather check the ground than guess over the phone, so the visit is free and the quote is itemized.

The Town's driveway guide says walkways beside a driveway, where they sit on the boulevard, must be interlocking pavers, concrete or asphalt, with no raised curbs or other raised features. Flagstone is not on that list. So we plan the layout to keep natural stone on your own property, and ask the Town about anything beyond that.

You might. Ajax requires a Heritage Permit before altering a heritage property in ways that may affect its character-defining features, and for Pickering Village the Town points to Sections 8.3.1 and 8.3.2 of the district plan. Heritage Permits are free. Questions go to heritage@ajax.ca or 365-282-6243, and we plan around the answer.

Either can work over clay, as long as water has somewhere to go. Sand set offers some flexibility and easier repairs, while mortar is rigid, and Coldspring warns that once cracks let water into a mortar bed, freeze-thaw cycles can break it down. On a slow-draining Ajax lot, we decide after seeing how the ground behaves when we dig.

Natural flagstone suits a brick home in Lake Vista or a curving garden path, because no two stones match. Interlock pavers give a more regular look, and they are one of the materials the Town accepts for boulevard walkways. Both get the same care in the base, and we can quote both after seeing your yard.
