Snow Removal in Courtice for New Homes and Older Lots

The Setting Stone Company handles snow removal in Courtice, clearing driveways, walkways and front steps for homeowners from Bayview to Southeast Courtice.

New homes shape a winter here. The Southeast Courtice plan area alone is planned for about 5,000 units, so more first-winter driveways are on the way. Older properties remain among the new growth, and lots on Courtice Main Street east of Farewell Creek run deeper. We build driveways and walkways for a living, so we clear each one knowing where it scuffs and why young concrete needs care.

Snow first, salt second

How Much De-Icer Does a Driveway Really Need?

As little as the ice calls for. Guidance from the Concrete Masonry and Hardscapes Association (CMHA) says de-icers should not replace snow removal, and that snow, ice and leftover salt should come off promptly so the chemical does not build up. Clear first, then treat only what stayed icy. For grip, CMHA suggests sand first and de-icer as needed. Keep it to fine sand, swept up in spring, and never on permeable pavers. That habit suits Southeast Courtice, which holds the headwaters of Tooley and Robinson creeks and takes in parts of Avondale and Ebenezer.

Two small creeks worth a thought

Why Go Easy on Salt in Courtice?

Salt does not vanish when the ice melts. Toronto and Region Conservation (TRCA), one of the authorities covering Durham Region, says road salt chloride is rising in regional streams and accumulating in soils, groundwater and stormwater ponds. That is a wider finding, not a reading from Courtice’s own creeks. But Clarington’s subwatershed study, which looks at flooding and erosion rather than salt, calls Robinson and Tooley two of its smallest watersheds and vulnerable to land use change. Robinson Creek’s watershed sits almost completely inside the urban area and drains through the McLaughlin Bay Wetland Complex to Lake Ontario. So from Bayview to Avondale, we go easy, and salt only where people walk.

The sidewalk rule across Clarington

Snow stops, clock starts: 24 hours to clear the full width of a bordering sidewalk. Drifting counts too. Confirm the current rule with the municipality.

Tell your visitors about the parking passes

Temporary passes and on-street permits are not valid during a snow event or the cleanup that follows, anywhere in Clarington.

A municipal program for seniors

Clarington's seniors and disabilities program clears sidewalks above 7.5 cm of snow and windrows above 15 cm. The 2026-27 window closed October 31, 2026.

Deep lots mean long walks

Properties east of Farewell Creek on Courtice Main Street have deeper lots, and a longer walk to the door is more to keep clear.

Four Steps to Sorting Out Snow Clearing

Every lot is different, new subdivision or not, so we don’t quote by phone. Here is how it goes.

Get in Touch

A note through the contact form is enough. Tell us when the house was built and what the driveway is made of, if you know.

01

We See the Surfaces

We come and look for ourselves. New concrete, a builder's asphalt driveway and interlock each call for different care.

02

Talk Through What You Need

We talk through how you use the driveway and what you want handled, then send a clear, itemized quote you can take your time with.

03

Look It Over in Spring

Walk your driveway once the snow is gone. If borders have shifted or pavers have lifted, tell us and we will say plainly what it needs.

Before the first big snowfall

Snow Removal and Salt in Courtice: Questions and Answers

24 hours after a snowfall ends, under the by-law described on Clarington's snow removal page, and to the sidewalk's full width. Clarington has also plowed and salted sidewalks on primary routes, pedestrian crossovers and school crossings since winter 2023-24, but owners remain responsible for those sidewalks being clear, so a municipal pass does not take the job off your list. Highland and Penfound are almost all low density, so there the job falls house by house.

Go carefully. The New York Landmarks Conservancy warns that concrete must be over a year old or de-icers can severely damage it, and CMHA says over-finished cast-in-place concrete can scale. The Conservancy is a New York heritage group, and this is no Ontario rule, but with new homes planned in Southeast Courtice, it is worth asking your builder when the concrete was poured.

No. Clarington bars parking on the street during a snow event at any hour, and vehicles in the way may be ticketed and towed. Year round, there is no parking from 3 to 5 a.m. or for longer than three hours. In the townhouses along Bloor Street in Bayview, plan where the second car goes before the first storm.

Start with plain rock salt, sodium chloride. CMHA rates it least damaging and Permacon recommends it, and both advise against magnesium chloride. They split on calcium chloride: CMHA allows careful use, Permacon prohibits it. So on a new lot in Avondale or Emily Stowe, ask your builder or installer for the paver brand and check that maker's rule. Our winter guide for interlock has more.

Talk to us about what suits your property. A first-winter driveway in Avondale asks for something different from a deep lot on Courtice Main Street, and we would rather look than guess. We visit, see what you have, and follow up with a clear answer and an itemized quote.
